Your HVAC System Maintenance Checklist

While it is highly recommended to have someone visit your home once a year and check your HVAC system, it is in your best interest to perform a regular maintenance checklist as well – every 1-2 months at the most. Here are some tasks you should include on that checklist to ensure you keep your system moving as smoothly as possible.

Checklist Items

  • Check the Thermostat – Check to make sure your system responds to the right settings on your thermostat and that it provides accurate readings.
  • Tighten Electrical Connections – Make sure all connections are tightened properly. Always do electrical work with the breaker turned off.
  • Lubricate Moving Parts – Moving parts need to be properly lubricated to avoid friction which can cause damage to the motor. This is especially true for older devices that have more moving parts.
  • Check Condensate Drain – The condensate drain can get clogged or even frozen in some situations. Check to make sure it flows clean and free – this can be checked every 2-3 weeks during peak cooling months.
  • Check System Controls – The system should start, run and turn off in the right order at the right intervals. If your system is turning on and off frequently, it is sign of a problem.
  • Check Air Filters – Check manufacturer recommendations for swapping out air filters, both in your air conditioner and your heating system. If you have an air quality control system, make sure to check each part more often.

Don’t forget too that your heating system’s flue should be checked at least once or twice a year and if you have gas or oil in your home it needs to be checked accordingly to avoid any possible interruptions to the burner operation.

If you maintain your system properly from month to month, you will have far fewer repair calls and save money in the long run by keeping your system running for extra years. In addition to these regular checkups, have a professional inspect your cooling and heating systems at least one or two months before they are likely to be needed. The early inspection will save you lost comfort control if they need repairs from the off season.
